Excellent service as always.

We've lived in our home for 20 years, and Centex handled the original installation of the system. Upon my arrival I performed a 6 month checkup on 1 furnace system. Flushed and treated the water removal system, cleaned the flame safety sensor, checked for CO, verified proper fuel delivery then verified system safety and performance. Found the system to be performing to manufacture specifications at this time. Spoke with the customer about bacterial prevention system and this is not something they are interested in at this time.

Upon my arrival I performed a 6 month checkup on 1 furnace system. Flushed and treated the water removal system, cleaned the flame safety sensor, verified proper fuel delivery, checked for CO then verified system safety and performance. I found the system performing to manufacture specifications at this time. During the eval I noticed the bacterial prevention system not working. I spoke with the customer and he will purchase a new bulb himself to see if it fixes it and if not he will see about purchasing a new bacterial prevention system himself and installing it unless wiring has to be redone then he will call for out assistance.

Flushed and treated the water removal system, washed the condenser coil using water, cleaned and treated the electrical cabinet then verified system safety and performance. I found the indoor air circulation system needs to be pulled and cleaned and both air filters are ready to be changed. Customer will pick up new filters and would like the cleaning options emailed over to view. Found the rest of the system performing to manufacture specifications at this time.

Upon my arrival, customer was concerned the downstairs unit was not heating properly. During my diagnosis, I found the breaker for the outdoor condensing unit to be tripped. Upon resetting the breaker the unit came on momentarily and tripped the breaker again performed diagnostics on the unit and found no abnormal readings other than winding pins reading a bit off. Suggested to customer to have an electrician come out and replace 40 amp breaker for condensing unit. If that does not resolve the issue I will present options to customer for a refrigerant pumping system replacement.

I performed the heating evaluation and found that the indoor coil was extremely dirty. I spoke with the client about all his different options including system replacement. The client will speak with his wife and see what they want to do.

Upon my arrival, I checked into the concerns of the system, not cooling. Performing my diagnostics. I found that there was a deadmau5 in the outdoor condenser which attracted ants that got into the voltage distribution system, preventing it from making full contact on the high voltage side. I spoke with the customer about my concerns and went over the different repair options. Customer did approve to have a repair perform while on site. Perform the approved repairs and ran performance and safety testing on the system finding the pressures were reading a little bit inaccurate, but given the temperature in the high winds that we are dealing with today, I would prefer to check these under Normal conditions since customer stated the system was cooling well prior to this happening. I did inform the customer of this and she was going to consider having either a maintenance agreement set up or at one time system check next year when the cooling season comes back around.

Upon my arrival I checked into the concerns of the system not cooling. preforming my diagnostics,I found that the indoor air movement system had failed preventing air circulation within the home. I also performed the leak search on the system while I was on site and found that there was a leak on the heat transfer media coil. I spoke to the customer about my concerns on both repairs that were needed to be performed and presented repair options. Customer approved for the air movement system to be repaired today and also approved to have the heat transfer media coil repaired when we can schedule it out. I picked the parts out from the manufacturer and installed a new air movement system then tested it operations finding everything performing to the manufacturer specification at this time.

Informed customer falling ductwork could end up on heat strips and be a fire hazard. Customer will have a handyman build new supply plenum. No recommendations at this time.

Upon my arrival, I performed a six month check up on one heat pump system. I flushed and treated the water removal system, installed new air filter, wash the outdoor condenser coil using water, cleaned and treated the electrical cabinet with electrical insecticide then verified system safety and performance. I found the system showing signs of low refrigerant charge. I noticed that we had installed UV leak dye two years ago so I attempted a UV leak dye search and was not finding any traces. When I checked the refrigerant at the outdoor system, I could not find any traces of UV leak dye within the refrigerant. I installed leak dye back into the system in the office will need to schedule a return in about a week or two.

I performed the heating evaluation and found that the auxiliary heating system needs to be replaced and the condenser pad needs to be replaced because it has broken. I spoke with the client about her options and she wants them sent over so she can talk with her kids about them.
